Q: Where is Copper Beech Commons located?

Copper Beech Commons is located at 300 University Avenue, at the corner of University Avenue and East Genesee Street. It is just 3 blocks from the Whitman School of Management, 4 blocks from the Schine Student Center, and 1 block from Syracuse Stage. The Leasing Office is located at Copper Beech Commons, Building A.

Q: Does Copper Beech Commons have a Tenant Shuttle?

Yes. The CBC shuttle runs to campus every 20 to 30 minutes Monday through Friday to match the academic schedule. It also goes to Wegmans and Target on Fridays and Sundays. There is no fee for the shuttle as it is included in the rental rate.

Q: Is there a Service Fee or Security Deposit?

Tenant shall pay a $450 non-refundable service fee which includes the application, administrative fees, maintenance fees, and other rental fees. Apartments are to be returned in move-in condition to avoid penalty.

Q: How safe is CBC?

Copper Beech Commons has taken all possible measures to reduce the opportunity of crime on our property including night staff, 78 cameras across the property, auto-locking doors, an electronic key system, gated parking lots, and exterior lighting. Syracuse Police also provides us extra evening patrols across all properties. The CBC Shuttle also provides service to and from campus.

Q: Is Copper Beech Commons on-campus housing?

No. Copper Beech Commons is privately owned and managed; however, it is designed for student living.

Q: Do I need a guarantor/co-signer?

Yes. A guarantor (parent or sponsor) is required for all leases and must be approved by the property manager. If a tenant is unable to attain a guarantor (i.e. international students, non-traditional students) payment of the last 4 month’s rent is due upon move-in.

Q: Can I use my financial aid?

In almost all cases this is possible; student loans, grants, etc. are distributed by the University and the remaining amount after tuition is refunded to the student for their housing allowance. It is the student’s responsibility to pay Copper Beech Commons with the financial aid funds, it is not a direct payment.

Q: Can I request an apartment or roommates?

We will use your Housing Preferences Form to match you with roommates. However, we make assignments on a first-come, first-served basis.

Q: Are pets allowed?

Yes, Copper Beech Commons is pet friendly. One dog or cat is allowed per apartment. There is a $500 pet fee for a dog or cat. Tenants must sign and abide by the Pet Policy.

  • 4-bedroom: 1780 square feet

Q. What are the lease terms?

Copper Beech Commons only offers 12, 10, and 6-month leases.

Q. What does all inclusive mean?

Each apartment is fully furnished with a loveseat, 2 chairs, coffee table, end table, flat-screen television, television table, kitchen table and chairs, a full kitchen with dishwasher, stove, microwave, refrigerator, and washer and dryer. Each bedroom is fully furnished with a full-sized bed, dresser, desk, and desk chair. All utilities: heat, central air, electricity, basic cable, high-speed internet, trash pick-up, and water are included in the rent price. You will also have full access to the on-site fitness center, game room, aerobics studio, basketball court, study lounges, grilling area, and vending.

Q. Is the lease written for each resident or the apartment?

Lease contracts are for individual bedrooms within a unit.

Q. Who can live at Copper Beech Commons?

Anyone, however, Copper Beech Commons is designed with students’ needs in mind. We welcome students from Syracuse University, SUNY-ESF, LeMoyne, SUNY Upstate, Onondaga Community College, Onondaga School of Massage, and students in Syracuse on exchange or from other area schools.

Q. Where is the Leasing Office located?

The Leasing Office is located at Copper Beech Commons at 300 University Avenue, Building A.

Q: Is subleasing allowed?

Subleasing is not permitted without the property manager’s written consent. Sub-tenants must meet eligibility and financial requirements. There is a $250 fee for subletting.

Q. Is parking available?

Parking passes for the year are available at the following costs:
$650/year: Main Lot
$450/year: North Lot
Parking is provided on a first-come, first-served basis. Residents must register their vehicle with the property management office and display the appropriate Copper Beech Commons Permit.
